    Pros +

    • The breakfast buffet was amazing, with a variety of delicious dishes and a stunning view of the mountains.
    • Nice location, spa facility, and breakfast.
    • Breakfast was decent and staff was friendly.

    Cons -

    • 2 room changes. The smell in the rooms are horrific. The first smelled like sewer. Moved us and the ac was filled with dust and didn’t work. Moved to a third room. The bathroom smelled like a men’s urinal. Couldn’t believe how bad it was.
    • Our room was so uncomfortably hot. Our most expensive accommodation for the entire Japan trip but the most disappointing by a long way.
    • One of the most uncomfortable beds I’ve ever slept in. I chose this place for the queen bed so I could sleep next to my wife. Bed felt like a taco, kept forcing me to be middle. I got 0 sleep on my last night in Japan. Room was also directly under the spa, heard running water all night long.

Loved the Onsen facility! The location is very strategic and the price was very good

Breakfast was good.Typical Japanese-size business hotel.Super friendly staff.

It was cool that the front desk was on the 13 floor and the spa was on the top floor Made for incredible views of downtown Kobe The spa was amazing - I never felt so clean in myLife as after using the spa

Nothing! Only that I only stayed one night

Nice room, wonderful breakfast, the public bath at the top of the hotel was great (and the main reason for my stay). As typical in Japan, nothing was very large or made to impressive, but just right and very convenient.

Location is great, near shopping area and restaurants. Staff is friendly.

The room was a bit damp and the air conditioner was making noise. It's close to the train tracks so you can hear the creaking noises.

    9KeiPosted on: 6-26-2025

The location is great if you are sightseeing in the Kobe city area.

There are only 2 small elevators in the building and the lobby is on the 13th floor. So it can take a while to get in and out of the building during peak times.

It really is a great location - positioned less that a block from one station and a little further the other direction to a second. The breakfast was also really good and the staff was incredibly kind and helpful with anything we needed

We had two rooms for 5 people. The rooms are very tight… our room with 3 was tough. There’s barely room to move much less deal with luggage. There are no shelves, closet, drawers, etc to put anything so be prepared to literally live out of your suitcase. The ruins were also very musty smelling. I’m not sure if the hotel doesn’t run air when rooms aren’t occupied but between the three hotels were stayed at while in Japan this was the only one that didn’t feel like 4 stars but was the same price

Modern, clean hotel with comfortable rooms and nice bathrooms. Central location next to various urban sights, nice free spa on rooftop. (Spa also available for tattooed people during the nighttime!)Breakfast is varied (western + oriental).

If you're extremely sensitive to train noises, this might not be the spot for you.

This is a great hotel that exceeded my expectations. The staff was great and multilingual. They kept our bike cases for us which really helped us out and were so kind to do so. The hotel is only 200 meters from the Sannomiya station and is very close to great shopping and restaurants. Loved the bath on the 14th floor, great place to relax and refresh.

Nothing that I could really comment on. They covered what I needed and then some.

    9BradleyPosted on: 5-23-2025

The staff is international and very professional. The bath and sauna was a welcome feature after traveling. The breakfast is staged in time periods that allow for a better flow and not to be over crowded. The location is very close to everything.

    9IndriPosted on: 4-24-2025

Great location next to Motomachi JR and Hanshin station with short walk to Sannomiya. Close to restaurants and shopping. The public bath upstairs were really good.

    7JonathanPosted on: 4-22-2025

    location very good

lift very slow. hard to get on at times.staff unfriendly and a bit rude too.

    8YAOPosted on: 4-20-2025

Location is great, Onsen is clean, staff is friendly and most of them can speak English.

Room is a little bit small and old. Coin laundry machine doesn’t work well and it cost more than Osaka hotels and Kyoto hotels.

    10VigdisPosted on: 4-18-2025

This was our second stay at the hotel during our holiday, and both the staff and the breakfast were as lovely as the first time. We requested a room at the back this time, so didn’t suffer with noise from the train. Really enjoyed the outdoors hot bath.

    9VigdisPosted on: 4-16-2025

Lovely staff and fantastic breakfast. Spa looks lovely, but we didn’t use it. Sentral location by the station and close to Chinatown. Enjoyed our stay so much that we are actually going back there tomorrow.

Unfortunately the trains run past all day and night, so bring air plugs if you’re a light sleeper.
